Barn Owners

For those who board, what qualifications/quality's do you look for in a BO? Or a barn?
And what needs to be provied for you?

Does the Owner need to have coaching levels?

Does the BO need to be on site?

Does the barn have to offer lessons?

Does the turnout time need to be a certain amount?

Does the turnout need to be a certain size?

Do there need to be a certain number of hands on site at any time?

etc.

In order:
1) What gets provided depends on how much I'm paying, to be honest. I would expect my horse to be turned in and out, grained twice a day, full access to clean water all the time, a decent sized and well bedded stall, and quality hay fed frequently. I don't expect barn owners to do extra chores like blankets and fly masks without extra compensation, but if I were to request that a halter was left on or off, I don't think that's too extravagant.
2) The owner should have some sort of qualifications. I'd be more worried about first aid courses then coaching.
3) yes, or someone should be for most of the time.
4) I would only use a stable with at least five hours of turnout.
5) Turnout should be safe, big enough to accomadate the number of horses. If I needed private turnout, I wouldn't whine about the size, but rotation of feilds is always nice.
6) I would hope for at least two hands on site at any time in case of an emergency.

I hope this helps a bit!
